GWM looking for Roommate (Manteca)

I am looking for someone to split rent on a place.
I can go up to about $1,250/ea.
and I have a couple of places in mind.
We would split the rent and utilities.
it will be at least a 2br and we should each have our own private bedroom and bath.
If it's a 3br then we may get a third roommate to further lower costs.
Full share of common space and kitchen.
I am a mid-fifties single gwm.
I do not smoke or drink.
I occasionally vape.
I have no pets.
I have no agenda.
I am looking for a roommate only, nothing physical.
I pretty much keep to myself and just stay in my room.
I do a lot of work from home but also work in the field throughout the central valley.
You should have stable income and decent credit hopefully.
